Why Buckinghamshire homes get hot
Beaconsfield and Gerrards Cross are full of large detached houses, plenty of them interwar mock-Tudor, and many have been extended since with big glazed kitchen-diners that turn into greenhouses on a sunny afternoon. All that floor area and glass soaks up heat through the day and holds onto it well into the night. In High Wycombe and Amersham the usual complaint is different: loft conversions and top-floor bedrooms in older terraces and semis, where heat rises into a room in the roof with one small window and nowhere to go.
Milton Keynes is a different problem with the same result. Newer, well-insulated homes are built to keep heat in, and in summer they do exactly that. A south-facing new-build house or apartment can warm up through the day and stay warm overnight, which is when you most want it cool.

Local wrinkles worth checking first
- Conservation areas and listed buildings. Parts of the older town centres and many Chilterns villages are protected. That does not automatically rule out an outdoor unit, but check with the local planning authority before anything goes on a wall — never assume.
- Electrics. Handsome interwar houses sometimes have interwar wiring to match. Before you get quotes, it is worth knowing whether your consumer unit can take the extra circuit — our guide to home electrics explains how to find out.
- Flats and leasehold. Common in central Milton Keynes. You will almost always need the freeholder's consent for an external unit, so ask early.
- Grants. Government heat pump grants have generally covered air-to-water systems rather than air-to-air splits, so do not budget around one — and check the current rules yourself before deciding.
