Why homes around Hull, Beverley and Bridlington overheat

The East Riding is one of the drier parts of the north, and that cuts both ways. Summers here tend to bring more clear, sunny spells than the Pennine side of Yorkshire, and when a warm stretch arrives the housing stock holds onto it. Hull's long rows of Victorian and Edwardian terraces — the Avenues, the streets off Holderness Road and Anlaby Road — were built with solid brick walls and small rear yards, so upstairs bedrooms bake in the evening with nowhere for the heat to go. The interwar and post-war semis around Willerby, Cottingham and Anlaby fare a little better, but south-facing box rooms and loft conversions still get uncomfortable. On the coast, Bridlington's sea breeze takes the edge off most days, though bay-fronted villas and bungalows with big glazed frontages can still trap heat.

Because summers here are genuinely mixed, the case for a split system in the East Riding rests on it working all year. A modern split is a reversible air-to-air heat pump: it cools in July and heats in January, and running one usually costs far less than a plug-in electric heater. What to check before installing here

  • Parts of Beverley around the Minster and the old town sit in conservation areas, and listed buildings are scattered across the county's market towns and villages. Where an outdoor unit can go needs checking with East Riding of Yorkshire Council before anything is fixed to a wall — don't assume.
  • Older Hull terraces often have dated electrics, and some homes need work on the fuse board before an installer will connect a unit. Worth having checked before you commit.
  • Flats, including seafront conversions in Bridlington, almost always need the freeholder's consent first.
