Let's be honest: Northumberland is not crying out for air conditioning
This is one of the coolest corners of England, and most summers here are perfectly liveable without any cooling at all. A south-facing conservatory in Morpeth or a loft room in Alnwick will still get uncomfortably warm for a few weeks in a hot year, but if cooling is your only reason to buy, the honest advice is that you may not need it very often.
The stronger case in Northumberland is heating. A modern split system is a reversible air-to-air heat pump: it cools in summer, but it also heats, and it puts out considerably more heat than the electricity it draws. That matters in a county where so many homes sit off the gas grid — stone farmhouses and village properties running on oil or LPG, where heating one well-used living room efficiently through a long winter can make a real difference to running costs. One thing to know upfront: air-to-air units do not qualify for the Boiler Upgrade Scheme, which covers air-to-water systems only, so plan your budget without grant money in it.
Older stone homes need a little groundwork
Much of the housing stock around Morpeth, Hexham and Alnwick is solid stone or older brick, and the wiring often predates modern electrical loads. Any decent installer will want to check the electrics before quoting, and older properties sometimes need a consumer unit upgrade before anything else happens — worth knowing before you fall in love with a quote. On planning: the county has plenty of conservation areas and listed buildings, including in its historic town centres, so check with Northumberland County Council before an outdoor unit goes on any wall. Do not assume it is fine. Flats and leasehold properties almost always need the freeholder's consent too.
