Why the heating case is the strong one here

The North East gets its warm spells, and a south-facing bedroom in a Heaton or Millfield terrace can still be stuffy on a July afternoon. But nobody in Whitley Bay is buying air conditioning off the back of the weather forecast. The real story is that a modern split system is a reversible air-to-air heat pump: run it in winter and it moves heat into the room rather than generating it, so it goes a lot further per unit of electricity than a plug-in electric heater. For a home office in a converted back bedroom, or the one room you actually live in through a Tyneside winter, that is worth a proper look. One thing to know before you gather quotes: because these are air-to-air systems, they are not covered by the Boiler Upgrade Scheme, which only applies to heat pumps that heat water. Tyneside flats, terraces and the checks that matter

The housing stock here shapes what's sensible:

  • Tyneside flats — the upstairs/downstairs pairs you see across Heaton, Bensham and Hendon. Ownership arrangements vary, and you will almost always need the other flat's or the freeholder's consent before fixing an external unit to the building. Get that in writing before you spend anything.
  • Older terraces — much of the stock in Newcastle, Gateshead and Sunderland is pre-war, and older wiring can mean a consumer unit upgrade before a system goes in. Have an electrician check the installation first rather than finding out on install day.
  • Conservation areas and listed buildings — several older neighbourhoods, including parts of Jesmond, Gosforth and Ashbrooke, have conservation-area status. Check with your council before an external unit goes on the wall, and don't let anyone tell you it is automatically fine.
