Multi-split vs single split air conditioning: which setup suits your home?

If you want air conditioning in more than one room, there are two ways to build it: a multi-split, where one outdoor unit feeds several indoor units, or separate single splits, where each room gets its own complete system. Installers sometimes quote whichever they happen to prefer fitting, so it pays to understand the trade-offs before anyone turns up with a ladder. Neither option is "better" — they suit different homes and different ways of living.

The two options, plainly

A single split is the classic setup: one indoor unit on the wall, one outdoor condenser, connected by a short pipe run. Simple, efficient, self-contained. A multi-split takes the same idea and stretches it — one larger outdoor unit serves two, three, four or more indoor units in different rooms, each with its own remote and its own temperature setting.

Both are the same underlying technology: a modern split system is a reversible air-to-air heat pump, so it heats in winter as well as cools in summer, typically with a SCOP of roughly 3.5–5. That applies whichever architecture you pick.

What a multi-split does well

The obvious win is outside space. One condenser instead of three or four means one spot on the wall or patio, one set of brackets, one hum in the garden. If your outside wall space is tight — terraces and flats especially — this can settle the decision on its own.

It's also often cheaper for three or more rooms. A multi-split serving 3–4 rooms typically lands somewhere around £3,500–7,000 fitted, whereas three or four separate singles at roughly £1,500–3,000 each would usually come out higher. One electrical connection rather than several is tidier too, though a multi-room system of any kind is a meaningful load — worth checking whether your electrics can handle it before you commit, especially in an older house that hasn't had its wiring looked at in years.

The trade-offs that get glossed over

Here's the part sales brochures skip. On a multi-split, the outdoor unit is a single point of failure. If it develops a fault, every room loses cooling and heating at once — usually during the heatwave, because that's when systems work hardest. With separate singles, one failed unit means one warm room, not a warm house.

Rooms on one system also share some limitations. Most standard multi-splits run all their indoor units in the same mode — everyone cools, or everyone heats. You typically can't cool a stuffy south-facing office while heating a chilly north-facing bedroom at the same moment. In summer this rarely matters; in spring and autumn, when different rooms want different things, it can genuinely annoy you.

Capacity is shared as well. Multi-split outdoor units are often sized on the assumption that not every room runs flat out simultaneously. That's usually a sensible bet, but on the hottest day of the year, with every unit working hard, some systems have less headroom than a set of dedicated singles would.

Finally, pipe runs tend to be longer (rooms further from the condenser cost more to connect), and repairs are less forgiving — a fault on the shared outdoor unit takes everything down while it's diagnosed. Diagnosis and repair aren't DIY territory either way: any work on the refrigerant circuit must be done by an F-Gas certified engineer, so budget for a call-out rather than a Saturday with a screwdriver.

When separate singles are the better call

  • Two rooms, far apart. If the rooms are at opposite ends of the house, long pipe runs can eat the multi-split's cost advantage. Two singles is often simpler and no dearer.
  • You want true independence. Different modes in different rooms, no shared capacity, no shared failure.
  • You're spreading the budget. Fit the bedroom this year, the office next year. Multi-splits are harder to extend after the fact — the outdoor unit needs spare ports and capacity from day one.
  • Downtime really hurts. If you work from home or someone in the house depends on cooling, redundancy is worth paying for.

For three or more rooms with reasonable outside space nearby, a multi-split is usually the sensible default: cheaper, tidier, one job. For two rooms — especially rooms far apart, or where you can't afford everything stopping at once — separate singles are often the smarter buy, and they let you stage the spend.
